  1. How long of a drive is it from Calgary to Fernie? (back to top)

    Beginning in the south end of Calgary, it takes approximately 2hrs and 45 min. to 3 hrs. We recommend taking Hwy 2 south to the Okotoks turnoff – head through Okotoks to Black Diamond and head south on Hwy 22 to the Crowsnest Pass. It’s a very scenic and enjoyable drive.

    Alpine Trails is nestled at the base of Mt. Fernie, Mt. Proctor and the Three Sisters Peaks just on the north west end of Fernie. It’s approximately a 10 minute drive from Alpine Trails to the ski hill and a leisurely 15 to 20 minute walk to main street Fernie. The Golf course is a mere 2-minute drive and you’re within a stones throw to one of North America’s best flyfishing water systems, the Elk River.

    Alpine Trails offers full municipal services to every lot including cable and gas. Snow removal of all roads in the development (except some private road accesses) is by the city of Fernie.


  4. What type of construction methods are permitted? (back to top)

    Alpine Trails Mountain Community is open to most construction methods as long as designs conform to the alpine design requirements set out in the architectural guidelines. Some construction methods currently on site are: timber frame, log, post and beam and stick built.


  5. Is there a building commitment for the development? (back to top)

    Yes, Construction Commencement and Construction Completion will be determined for each individual phase and will be a condition of this agreement of Purchase and Sale. Construction Completion is defined as the completion of the building exterior, driveway, and landscape areas (to include grading).


  6. How much are property taxes? (back to top)

    You should expect property taxes to be approximately $16 per $1000 of assessed value of your property (lot & house).


  7. What are the construction costs like in Fernie? (back to top)

    Depending on construction method you should expect quality construction costs to start from $140 per square foot.


  8. Is there a shuttle service to the ski hill from your development? (back to top)

    It is our understanding at this time that a shuttle is scheduled to service the Alpine Trails Community beginning this coming ski season.


  9. Is Alpine Trails a Strata development? (back to top)

    NO, most lots are freehold ownership, strata fees can apply to the multi-family site,s or where private roads exist, in the development (i.e. Area 5). There are no additional community fees applied to any of the developments' single family lots.


  10. Can I rent my property? (back to top)

    Yes, there are local professional property management companies that would manage your property. During peak season rentals have been in the neighbourhood of $300 to $650 per night, depending on the accomodation.


  11. What are the size of the homesites? (back to top)

    Homesite frontages average approximately 80 feet and range in depth from 131 to 578 feet. Area Five will have large acreage homesites. Click here to see a map of available/sold/hold lots, and photos throughout the community.

    Lot prices range from mid $80's to the low 400's plus applicable taxes, depending on the area within Alpine Trails.


  13. Is there somebody that can look after my property when I am not there? (back to top)

    YES, Alpine Trails can introduce you to a number of bonded management/maintenance service companies in the area.
